Centered in the “Texas Triangle” formed by Dallas/Fort Worth, Houston and San Antonio, the Heart of Texas region covers 5,549 square miles, with a population approaching 400,000. Businesses located in the Heart of Texas are within close proximity, however, to the more than 18 million residents in the Triangle. That population has been forecasted by the U.S. Census Bureau to surpass 21 million by 2030. Many exciting developments are rapidly occurring in the Waco Metropolitan Statistical Area and elsewhere to growth with that population increase.

Recent Developments
Cottonwood Creek Market, a 143-acre mixed commercial development in Waco is currently under construction. The site will be anchored by a Cinemark Theater and a Topgolf weatherproof driving range and restaurant.
Industrial Parks
Freestone County is expanding their industrial parks with the Fairfield Industrial Park South, which will include 125 acres of shovel ready sites for business development. It is almost three times the size of the first industrial park, the Fairfield Industrial Park North.
The Hillsboro Industrial Park has sites available from 30 to 300 acres.
The Mexia Industrial Park has sites available from 2 to 35 acres.
The Groesbeck Industrial Park has 108 acres of available land for industrial, manufacturing and distribution uses, of which 20 acres has access to utilities currently.
Three industrial parks in McLennan County - Texas Central Park, Waco International Aviation Park and Waco Regional Airport Industrial Park - have thousands of available acres.
